This protects you by identifying any deficiencies that can be corrected prior to taking possession of your new home. 11th-Month Builder’s Warranty Inspection Did you recently have a new home built? Most home builders provide the homeowner with a 12-Month Builder’s Warranty. Ordering an inspection before the warranty expires will give you a professionally-prepared report to go over with the builder to address possible issues. If repairs are not needed, it provides peace of mind regarding the quality of your new home. Seller’s Pre-Listing Inspection Are you selling your home? Let us inspect it before you even list it. A Seller's Pre-Listing Inspection informs you of any defects or problems with your home so that you can address them before prospective buyers discover them. You can then take the time you need to obtain reasonable repair estimates. Show prospective buyers that you are dealing in good faith, avoid last minute negotiations and delays, and justify your full asking price by having your home pre-inspected now. Water Quality Testing Does your dream house have a well? It is always prudent to have the well's water tested to determine the water quality. Be sure to ask your lender if they require a specific well test as well. FHA and VA loans require a third party water quality test on wells. We gladly handle all known types of water quality testing, with a 3-5 business day turnaround. Sewer Scope Inspections A standard home inspection cannot inspect the plumbing system past the foundation walls. This leaves the sewer line from the home's foundation to the street not inspected. We now offer sewer scope inspections to determine the condition of your lateral sewer line. We record high quality video of the sewer line and attach it to our same day report. With the high prevalence of faulty lines such as Orangeburg and Transite in Spokane county, it is recommended to have a sewer scope done on every home. |
